LEASING & MANAGEMENT SERVICES

 

Our services for the investor owners include marketing, tenant screening, leasing, maintenance and repair, accounting, insurance coverage, compliance enforcement and revenue retrieval. Using superior marketing to attract the best tenants, and by providing you with the services for your properties to be well maintained, AWM maximizes your revenues from the rentals and ultimately protects your investment. We strive to provide each of our clients and their tenants with professional, prompt, and courteous service. Each of our Property Managers treats all clients and tenants with respect and dignity.

Our base pricing for the renting of a single unit is the greater of $850.00 or one half of one month’s rent payable plus applicable taxes. This fee includes all documentation of both a tenancy application and the Lease. Our monthly management services start at rates as low as $100.00 per month and this includes full financial statement package. In the event that you wish to discuss our role further, we would be pleased to submit a detailed proposal of the terms of our engagement along with specific references of AWM-Alliance Real Estate Group Ltd.

Marketing program

Your AWM property manager will meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount. We will execute a targeted marketing program utilizing the Internet, social media, local newspapers, professional network, and property signs.  All leads and inquiries will be promptly pursued and schedule showings of your property during the week, evenings, and weekends.

 

Tenant Screening and Lease-up

Your AWM property manager will thoroughly review each prospective tenant's rental and credit history, including prior evictions. We will verify your new tenant's current employment and stated income, and will contact your new tenant's previous landlord(s) to verify payment history and care of property. Once all of the details are confirmed we will review to make an informed and education decision with regards to accepting the applicant.

Upon acceptance of your new tenant’s application we will meet with them to ensure all deposits have been paid, and agreements properly executed prior to his or her move-in. The B.C. Residential Tenancy Agreement that accurately reflects the Residential Tenancy Act will be utilized for all properties. Prior to your new tenant's move-in we will complete and sign a condition inspection report verifying the condition of the property at the time of his or her move-in document, in addition to digital photography.

 

Monthly Accounting Services

AWM will promptly collect your rental income from your tenant at the beginning of each month. Our Accounting team will disburse the rental proceeds electronically on a monthly basis, after the deduction of any reoccurring monthly expenses on your behalf such as property taxes, insurance and maintenance fees. A breakdown of your account will be provided on a monthly basis with full financial statements showing income and expenses related to your property.

Complete Property Maintenance Services

We provide our clients with 24-hour emergency repair services. We minimize the cost of repairs and maintenance using our extensive network of contractors, vendors, and handymen. We coordinate property reconditioning, including painting, window coverings, new carpet, and carpet cleaning.
